Review the Legal Pack
The Vendor's Solicitor will prepare a legal pack which can be downloaded from the property's page on our website. Legal Packs contain important documents, and we advise that this should be reviewed by your Solicitor.
If the legal pack is not yet available, please select to “watch” the lot, you will get an email notification once the legal pack has been uploaded by the vendors solicitor. In instances where a legal pack is not received prior to auction the lot will be postponed or withdrawn until the legal pack is received.

Auction properties are offered as an “unconditional” sale meaning that they are not 'subject to contract', 'subject to finance' or 'subject to survey'. We cannot accept conditional offers. This means you must do your due diligence prior to making an offer or bidding.

Auction purchases have short completion dates, which range from 1-4 weeks. You will need to arrange your finance prior to bidding.

- Select the lot(s) you intend to bid on.
- Create an Auction Passport and enter your bidder details including name, email and address.
- Upload your ID and Proof of Address.
- Enter your solicitor's details.
- Pay your €125 technology charge.
- Review and accept the auction terms and conditions.
From six days prior to auction, you can complete the remainder of your registration:
- Pay your Bidder Security
- Seek Auctioneer authorisation to bid.
Offer Prior to the Auction
On certain lots, you will be able to make an offer for a property prior to auction. If your offer is accepted, you will have to be in a position to sign a contract and pay your deposit immediately. You will still be required to create an online account and bid on the property through the online system.

Payment Guide
AMV
The AMV is the advised minimum value, and is the price stipulated as the lowest acceptable by the vendor. Bidding will begin at this price and the system will not allow bids below this amount.

Technology Charge
A non-refundable technology charge of €125 (including VAT) is applicable to all auctions in Ireland. This is payable during the registration process. This is a separate requirement to the deposit.

Bidder Security / Deposit
An amount will be held on your debit card via our secure online payment system. This is done through your auction passport account.
Prior to auction, we place a hold over your account for €5,000 as bidder security. The full bidder security is refundable if you are not successful.
A 10% deposit is payable on all auction purchases.

What to do after the auction
If I am successful
If you are the successful bidder and win the auction, a 10% Deposit is payable.
The deposit is 10% of the purchase price minus €5,000 of the bidder security. Where the lot has sold for over €50,000 you will be required to transfer the balance of your deposit. You will need to pay the balance deposit within 48 hours.
We will execute contracts on your behalf as per our terms and conditions and forward the relevant documentation to both your solicitor and the vendors solicitor.
You will complete the purchase via your solicitor and by the completion date specified in the contract.

If I am unsuccessful
If you are unsuccessful - if you did not bid, the lot did not meet reserve or you were outbid the hold for your bidder security will be released within 24 hours after the auction. For some banks it may take them 3-5 working days to release the funds.

If the property did not make reserve at auction, you may be able to submit a post auction offer for consideration.
